Bradenton Craft Brewery Industry Shaken as 3 Keys Brewing Closes and Motorworks Faces Foreclosure Case
Motorworks Brewing could face eviction and the potential sale of its Bradenton property as part of a foreclosure lawsuit filed in Manatee County Circuit Court involving nearly $2 million in outstanding loans.
According to court documents, Seacoast National Bank filed the foreclosure complaint on May 21, seeking repayment of approximately $1.9 million connected to four loans borrowed by Motorworks Brewing LLC and Princess T LLC. The lawsuit requests repayment of principal balances, accrued interest, late fees and legal costs. The bank is also asking the court to authorize the sale of the property and issue a deficiency judgment if the sale does not cover the total debt owed.
The foreclosure filing stems from a series of loans dating back nearly a decade. In March 2017, Motorworks owners Frank and Denise Tschida secured a mortgage loan totaling more than $2 million through Freedom Bank, which was later acquired by Seacoast National Bank in 2020. Additional loans were obtained in 2019, 2021 and 2022, according to court records.
Motorworks Brewing has become one of Bradenton’s best-known craft breweries since opening in 2014 near LECOM Park. The brewery’s flagship location includes a large outdoor beer garden built around a more than 150-year-old oak tree, a live entertainment stage, lawn games, food trucks and more than 27,000 square feet of indoor and outdoor gathering space.
The brewery has also earned statewide recognition for its craft beer lineup. Its ThaIPA and Headlight Lager recently won gold medals at the 2026 Best Florida Beer Championship.
Beyond Bradenton, Motorworks operates additional taprooms in Tampa and at Sarasota Bradenton International Airport. However, reports this week indicated the company also closed its Orlando location.
The foreclosure case comes during a difficult period for portions of Florida’s craft brewery industry. Earlier this week, 3 Keys Brewing announced on Facebook that it will permanently close its doors this Sunday after nearly seven years in business.
In a message to customers, the brewery thanked the community for supporting the business through major milestones and challenges, including the COVID-19 pandemic. Ownership cited ongoing economic slowdowns and financial pressures facing small businesses as factors behind the closure.
3 Keys Brewing encouraged customers to visit during its final weekend to redeem rewards points, collect mug club items and celebrate the brewery’s final days with staff and longtime patrons.
The recent announcements involving both Motorworks Brewing and 3 Keys Brewing have raised concerns among local supporters about the challenges facing independent breweries and hospitality businesses throughout the Bradenton area.
