Bradenton Office Buildings Sold for $6.05 Million in High-Value Investment Deal
Two office buildings along State Road 64 in Bradenton have been sold for a combined $6.05 million, reflecting the continued demand for commercial office space in the region. The transaction was finalized in mid-February, according to Manatee County property records.
The seller, Braden River Business Center LLC, was represented by SVN Commercial Advisory Group in the deal. The buyer, Creative Equities LLC, is a Miami-based investment firm specializing in real estate management, leasing, and advisory services.
One of the properties, located at 4730 State Road 64 E., is part of the Braden River Office Park and sits on 2.31 acres. The 27,390-square-foot building is fully occupied with tenants, including Good Medicine, a medical practice focused on wellness, and OptiCall, a lead generation service.
The second property, at 4740/4744 State Road 64 E., features a 5,940-square-foot office building on 0.88 acres, also fully leased. Gulf Coast Music Therapy is among its tenants.
With both buildings maintaining full occupancy, the acquisition signals confidence in the Bradenton-Sarasota market, where rapid population growth and a thriving business sector continue to drive commercial real estate demand. Creative Equities LLC, known for its focus on value investments in the healthcare real estate sector, adds these properties to its expanding portfolio.
