Developers Break Ground on Parrish’s First Lagoon Community, Seaire
On Friday, developers began construction on a sprawling 4-acre lagoon at the heart of the Parrish development, marking a new milestone for Metro Development Group, a Tampa-based land developer renowned for incorporating lagoons into master-planned communities.
Located off Moccasin Wallow Road, Seaire is envisioned as a lifestyle destination offering its residents a unique "vacation every single day" experience. The lagoon will be the focal point of the 640-acre development, boasting amenities such as a swim-up bar, covered spaces, and a central lawn. A dedicated 100-member staff will oversee events like fitness classes and trivia nights and manage rentals for cabanas and corporate parties. Public access to the lagoon will also be available, with admission fees ranging from $10 to $40 depending on the season.
Seaire represents Metro Development Group’s fifth lagoon community on Florida’s west coast, joining others in Fort Myers, Wimauma, and Pasco County. The lagoon is slated to open by late 2025, and in the meantime, Seaire residents will receive discounted access to the Southshore Bay lagoon.
Beyond its signature lagoon, the community will feature 3,000 homes ranging from townhouses to estate homes, catering to diverse buyers from first-time homeowners to retirees. Green spaces, trails, workout areas, shaded structures, and playgrounds will be seamlessly integrated into the development. For added convenience, a tunnel under Carter Road will connect residents to upcoming commercial amenities, reducing the need for driving.
Metro Development Group is partnering with commercial developer Casto to bring dining, retail, and service options to the area. Casto, known for projects such as Midtown Tampa and Center Point at Waterside in Lakewood Ranch, plans to develop 28 acres of adjacent land to complement the residential community. Although specifics remain under wraps, plans include restaurants, a grocer, and health offices.
Seaire has already begun welcoming its first residents, with additional closings expected by the end of the year. Developers are confident the blend of cutting-edge amenities, green spaces, and thoughtfully curated commercial options will make Seaire a vibrant addition to Manatee County.
