Public Hearing Set for Proposed Impact Fee Changes in Manatee County
The Manatee County Board of County Commissioners will hold a public hearing on May 22, 2025, to discuss proposed changes to the county’s Land Development Code to increase impact fees for new development.
The hearing will begin at 9:00 a.m. in the Patricia M. Glass Chambers of the Manatee County Government Administration Building at 1112 Manatee Avenue West in Bradenton. This will be the first of two required public hearings; no formal action will be taken during this session.
The proposed ordinance, LDCT-25-01/Ordinance 25-15, is a county-initiated amendment that would revise the definitions section of Chapter 2 and fully restate Chapter 11 of the Land Development Code to adjust impact fees. County officials state that “extraordinary circumstances” exist to justify increases above the phase-in limitations established under Florida law.
Impact fees are collected from developers to help offset the cost of new infrastructure and public services required by growth, including roads, schools, parks, and emergency services.
The ordinance includes statutory findings, notice provisions, and language related to codification and severability. It also outlines the scope of applicability and the legal basis for the proposed fee increase.
Residents and stakeholders are encouraged to attend the hearing or submit written comments to the Development Services Department. All written feedback will be entered into the public record.
The full text of the proposed ordinance is available for public review during regular business hours at the Development Services Department, 1112 Manatee Avenue West, 4th Floor, Bradenton. Additional information may be requested by calling (941) 748-4501, ext. 6878, or emailing planning.agenda@mymanatee.org.
The next and final public hearing date will be announced following the May 22 meeting.
